Stage 1 - Inception

The initial design brief is discussed between the Client and the Architect. Details regarding the scope, design, budget and timeframe are discussed during this stage. We receive, appraise and report on the client's requirements with regards to:

  • The Client's design brief.
  • The site and rights and constraints.
  • Budgetary constraints..
  • The need for consultants.
  • Project programme.
  • Methods of contracting.

Stage 2 - Design Concept

Initial designs are prepared during this stage. 

  • We present the floor layouts and 3D renders to the client and advice on:

  1. The intended space provisions and planning relationships
  2. Proposed materials and intended building services
  3. The technical and functional characteristics of the design.

  • Check for conformity of the concept with the rights to the use of the land.
  • Review the anticipated costs of the project.
  • Review the projects programme.

Stage 3 - Design Development

During this stage, we confirm the scope and  complexity of the project, review the design with local and statutory authorities ,develop the design, construction system, materials and components, incorporate all services and the work of other consultants. This is the stage where the client signs off the design so that we can proceed to produce council submission and construction drawings. 

The set of drawings produced during this stage includes:

  • Site Plan
  • Floor Plans
  • Roof Plan
  • Sections
  • Elevations
  • Door and window schedules
  • Electrical layout ( By specialist)
  • Boundary wall details
  • 3D Renders

Stage 4 - Documentation and Procurement

During this stage we prepare documentation sufficient for HOA and local authority submission, co-ordinate technical documentation with other consultants and complete primary co-ordination, prepare specifications for the project, review the costing and programme with other consultants, complete construction drawings and proceed to call for tenders, evaluate offers and recommend on the award of the building contract. 

Stage 5 - Construction Stage

During this stage we handover the site to the contractor, administer the building contract on behalf of the client, issue construction drawings, inspect the work for conformity to the design and specifications, issue certificates of practical completion, assist the client to obtain the occupation certificate

Stage 6 - Close Out

During this stage we fulfil and complete the project close-out including the preparation of the necessary documentation to facilitate the effective completion, handover and operation of the building. We also provide the client with as-built drawings and relevant technical and contractual undertakings by the contractor and subcontractors.
