 Interior design is a huge part of the building design process. At Qualis Architects, we believe that the exterior and interior of a building should be in perfect harmony. We offer our clients seamless designs where the interiors are designed to compliment the architecture. We collaborate with artists and manufacturers to produce works that compliment our architecture and benefit our clients. The scope of work includes detailed designs and specifications of all interior elements including kitchens, bathrooms, staircases, lighting, ceilings, flooring and wall finishes.

  We assist with professional advice and designs for any new external structures, external or internal alterations. 

We offer photorealistic 3D renderings, modelling and animations to allow our clients to accurately visualise the project in full before the building process starts. We specialise in:

We have developed healthy and stable relationships with personnel in various municipalities and our representatives who visit the municipalities on a regular basis fully understand the submission and approval procedures required by the different municipalities. This helps shorten the turnaround time for each submission by making sure that we provide all the required information. We offer the following services for council submission:

• Building plan submission (New buildings, Additions and alterations.
• Town planning applications
• Obtain documents (Existing plans, Zoning information, SG Diagrams)
• Site Development Plan
• Building line relaxation applications
• Occupancy certificates and COCs
• Assist with obtaining SPLUMA certificate.

We understand that all property owners that want to sell need their building plans to be in place and in most cases, it needs to happen fast. We scan, measure and produce accurate council ready as-built drawings within a reasonable timeframe and to the satisfaction and expectations of the client.

The project management services that we offer involve the overall planning, coordination, and control of the project from inception to completion. We assist the client by representing them on site and looking after their interest. We manage the main contractor and all the subcontractors thereby maintaining control over the quality of workmanship, materials and costs.

Once the client has approved the architectural plans,. we then assist in getting the project costed as per the agreed specifications followed by the appointment of the main contractor. The main contractor will be appointed using the JBCC contract which allows for the Architect to act as the principal Agent and for monthly progress payments to the contractor. This contract serves to protect both the client and the contractor against any risks that might arise during and after construction.
